Forensic Psychology : Choosing the Right Graduate Program

Forensic Psychology : Choosing the Right Graduate Program

Forensic psychology is a relatively new discipline, having only been formally recognized as a specialization within psychology by the American Psychological Association in 2001. Recently, many specialty schools and universities have started offering forensic psychology bachelor degrees, master’s degrees and doctorate degrees that are tailored to students’ specific career goals. One such institution is Argosy University.

As forensic psychology is a dual discipline incorporating psychology and law, many professionals have doctorate degrees in psychology and certified are as forensic psychologist by the American Board of Forensic Psychology. A practitioner in this field is normally appointed as an expert witness by a court in a certain jurisdiction based on his or her specialization and experience. For example, a forensic psychologist can be called in as an expert witness in a family court, civil court or criminal court.

Choosing the right graduate program in forensic psychology can be confusing considering the many programs available and the numerous areas of specialization offered. The choice of graduate program depends primarily on a student’s career choice. Master’s degree programs are suitable for those who want to pursue a career in criminal investigation or law enforcement.

Students who want to practice as a forensic psychologist should pursue a doctorate degree. Some universities offer master’s programs in psychology specializing in legal systems or criminal justice, and some institutions offer degrees in forensic psychology specializing in counseling or family law. The options are limitless, depending on a student’s interest and career choice.

Many institutions offer online classes in forensic psychology, which is very attractive to those who are working or not able to physically attend classes due to extenuating circumstances. Argosy University offers online programs designed for optimal interaction and learning, taught by teachers with real-world experience.

Some universities offer grants or scholarships for their graduate program students. Certain associations and psychology foundations offer scholarships or grants based on specific areas of study. These include the American Psychological Foundation, American Academy of Forensic Psychology and American Bar Association.

Forensic psychology is an interesting field; it is also one that requires serious dedication, hard work and commitment in order to fully attain the level of an expertice on the job. Choosing the right graduate program is certainly crucial in launching a stellar career.

Traveling at the Right Time of Year Costs Less

Traveling at the Right Time of Year Costs Less

The best time to travel is in the holidays, right? Not if you want to make big savings on your traveling costs it’s not. If you travel in off peak (or low season) periods, or even in the shoulder season, you’ll find traveling costs a lot less.

Where are you traveling? Do you know the peak travel times for this destination? Summer and spring, no matter where you are, are generally considered the peak seasons to travel, unless you are a winter sports enthusiast. In that case, ski resorts will be having their peak season in winter. And what hemisphere are you thinking of visiting? The seasons differ depending on whether you are north or south. For example, the North America summer months are June, July, August but in Australia the summer months are December, January and February. You will need to research your destination to find out the low season times to visit.

First of all, what type of savings can you expect to make if you travel in the off-peak season?

1. Air fares are much cheaper. There are less people wanting to fly so air carriers drop their prices to attract customers. Take advantage of these great savings. If you are traveling in the high season, see if you can book a flight mid-week. These flights are generally cheaper too.

2. Accommodation is cheaper and more readily available. In high season it can be difficult to find a place to stay in popular tourist destinations and when you do find somewhere it can be up to twice as much as when traveling in the off peak.

3. Eating in restaurants can be cheaper too. Owners will be trying to attract patrons so see what sort of deals you can find when eating out.

There are some other positives to traveling in the off peak season, other than saving money. There are fewer tourists for one, so visiting any cultural sight will be much more enjoyable. You can get more of an idea of what a destination is really like without the thousands of extra people. Experiencing the true culture is a real bonus. Did you know that opera season is in full swing in Europe in winter? Or that winter in Australia is often the best time to visit places in the north when the humidity and heat are bearable. Or how about visiting the best holiday markets in Germany in December? Do some research to find out what your chosen destination can offer in off peak, ones that you won’t experience in high season travel times.

So what are the negatives of traveling in the off peak? Well there are a few, but if you plan well you can overcome most drawbacks. Off peak usually means traveling in colder weather and that also means less daylight hours. Pack wisely and remember to dress in layers for the cold weather. Some tourist places close earlier or do not open at all in the off peak, so check up before you go so you are not disappointed. You will also find that in some areas the public transport system does not run as often as in peak tourist season. Find out what options you have to get to places and don’t be caught out missing the last bus home in the middle of winter, in the middle of nowhere! Some hotels and museums close down for the winter to re-furbish and get ready for the next high season influx of tourists. You can gamble and bargain your way to a great accommodation deal once you get to your destination, but all your bartering skills will be of no use if the hotels are all closed. It’s best to check what’s open before you go.

If traveling in the off-peak doesn’t sound attractive to you, then you might like to try the shoulder season and still get some travel price reductions. The shoulder season is considered the period leading up to and away from the high season. Usually in this time you’ll get decent weather, less crowds and lower travel costs – not the great bargains you’ll get in off peak, but lower costs nonetheless.

Online Poetry Communities: 10 Tips to Finding the Right One for you

Online Poetry Communities: 10 Tips to Finding the Right One for you

Online poetry communities, in their simplest sense, are sites you join to share poems and to meet other poets who also share an interest in poetry. However, finding an exceptional poetry site, dedicated to its poets, is not quite that simple. With so many poetry sites out there, how do you choose which one is best for you?

1. Membership Fees: Some poetry communities say they are free, once you join, however, you have to “upgrade” for additional features. Other poetry sites rely on donations, and advertisements. Look for a site that is no more than .00 annually.

Bottom Line: Find a site that only charges you ONE fee to use EVERY feature on the site.

2. Site Features: Look for a site that has tons of features, not just a few lame areas of posting and reading poetry. A good rule of thumb is this: For every .00 you spend annually, you should find ONE UNIQUE Feature of the site. If you are willing to spend .00, then you should get at least 20 UNIQUE Features.

Bottom Line: Find a poetry site that offers as much bang for your buck as possible.

3. Communication System: An online poetry community should be a community. An internal mail system, and an active Bulletin Board—a place where poets share ideas—is a must.

Bottom Line: Find a site that has a few ways poets can communicate.

4. Feedback System: Examine not only HOW you receive feedback, but the QUALITY of that feedback. Will you simply be getting brief comments? Is there a point system in place? Does that point system address areas of analysis that are important to you?

Bottom Line: Find a site that has a quality review system that provides you the feedback you are looking for.

5. Recognition Programs: Most poetry sites function as a fancy bulletin board for posting poetry. A solid poetry site encourages friendly competition, and a way for you to measure your progress. Being able to rise up the ranks, gain recognition from your fellow poets is not only fun, but rewarding.

Bottom Line: Find a site that encourages several recognition programs and poet rankings.

6. Site Layout: A poetry site should be clean, inviting, friendly, and easy to navigate. Many sites are just the opposite: laden with ads, thousands of words, and links that bring you everywhere but where you ought to be.

Bottom Line: Find a site that is clean, fairly devoid of ads, strong linking and ease of organization.

7. Poetry Database: Most online poetry communities lack meaningful poetry research tools. A site that provides its poets with as many links to resources as possible, is one has your best interests at heart. Bottom Line: Find a site that helps you learn poetry forms, movements, history, poets, etc., one stop shopping if you will.

8. Awards: Poor sites have either no award system, or a poor awards system. Quality sites invest in their members. Would you rather win a quality award, or receive certificates, magnets and bumper stickers in the mail?

Bottom Line: Find a site that is dedicated to giving back to its community in the form of quality, timely awards.

9. Support: So often I hear poets lament the fact that “no one seems to be behind the wheel.” A quality site responds promptly to its members, usually less than 48 hours. Send a trial email, see how long it takes to hear back.

Bottom Line: Find a site that responds to your concerns, questions, or suggestions within 48 hours.

10. Free Trial: Avoid any poetry site that does not give you AT LEAST a 7 day free trial. You should be able to access ALL the site features, not just a few teasers.

Bottom Line: Find a site that allows you a generous, all access FREE TRIAL, so you can fully understand its community.

Finding the right online poetry community doesn’t have to be difficult. If you asked me what ONE thing I would look for it is this: The more features a poetry site offers its poets, the more likely your experience is going to be a great one.

How to Sell Your Home With Owner Financing THE RIGHT WAY!

How to Sell Your Home With Owner Financing THE RIGHT WAY!

How To Owner Finance Your Home

You’ve seen the real estate ads in the classifieds section of the newspaper: “Owner Financing Available” or “Owner Will Carry”. An owner financed real estate transaction enables the buyer of the property to make payments directly to the seller.

This allows the buyer to purchase the real estate without having to apply for a mortgage from a bank or financial institution. The seller also has the option of selling the loan to an investor for cash.

Of course, there are lots of variables that work into a price offer including type of property, location, age of house, equity, is the buyer making the monthly payments, etc. These are just some of the things an investor likes to see. Investors buy all sorts of real estate notes and deeds of trust. Every house is different, every loan is different and every deal is different. Use the above list to make the loan more attractive to an investor.

ADVANTAGES OF OWNER FINANCING THE SALE

Sell Your Property For Your Desired Asking Price
A buyer may be perfectly happy to pay market value (and maybe more) for a house that requires a smaller down payment and that a bank won\’t help them finance.

Charge a Higher Interest Rate Than a Bank Would Give
By charging a higher interest rate than a bank (say 7.5 – 8.5%) you are, in effect, increasing the overall sales price of the property, and making the note more attractive for an investor.

Faster Sell
You can sell a home with owner financing a lot quicker than with bank financing and there can be tax advantages in spreading the buyer’s payments out over time (talk with an accountant about that).

Great Monthly Cash Flow Investment
Many owners simply like the idea that they can receive a monthly income and a high interest rate from a property even after they have sold it – and no longer have to worry about repairing leaky roofs or replacing dead water heaters.

Sell The Note To An Investor
A seller who owner financed the deal also has the option of selling that note to an investor for cash either right after closing or after waiting a number of months or years (give me a call or email and I can get you more information about selling your note).

DISADVANTAGES OF OWNER FINANCING THE SALE

Cash At Sale = Small Down Payment
Seller receives only a small or even no down payment.

Buyer Won’t Pay
The seller takes the risk that the buyer will not make payments and will have to be foreclosed on. (Forte Properties uses a loan sevicing company to act as an intermediary when selling Owner Financed homes in Austin Texas.)

Due-On-Sale Clause
If I owner finance my house won’t I activate the Due-On-Sale Clause in my mortgage and if I’m only getting a small down payment and monthly installments how will I pay the bank loan back?

The Due-on-Sale Clause is a provision in a mortgage or deed of trust that allows the lender to demand immediate payment of the balance of the mortgage if the mortgage holder sells the home. It is probably the most talked about, feared and misunderstood topic in real estate.

You can also do a simultaneous closing, where a few days after the close of the house with the buyer you receive a check for the note from an investor.

If you’re going to owner finance your home and you know you want to sell the note this is a great way of doing it because the investor is there for the whole process and you don\’t have to start over again 6 months later with another appraisal, inspection, credit check, etc.

REAL ESTATE PROFESSIONALS – Providing owner financing could mean the difference in having your client sell their house quickly or having it sit on the market for months, years or not selling it at all.

Asking a seller to offer owner financing to buy their home can be a tricky proposition. Sellers often reject the suggestion of owner financing because nobody has explained the benefits or proposed owner financing as a way to sell the home. Most sellers’ knowledge is limited to traditional bank mortgages.

Choosing Right Marine Electronics for Boat

Choosing Right Marine Electronics for Boat

Sea voyages are far more compelling than other forms of travel. They challenge you to spend leisure time and enjoy the voyage while you fight the high tides. In order to make your journeys special, there are various marine electronics available for your every need.

While making a selection for the right sea equipments and electronics, one needs to be sure of what they want and where they are looking for it. For a pleasure trip across the sea, one needs to be well-prepared. Especially in case of long voyages across the water, one needs to make a careful choice of electronics desired for a long voyage.

Choosing the right electronics is the right starting point for any journey. Some of the key points to remember while selecting sea electronics include the following:

* Marine Conditions

These are one of the most intricate factors determining the selection of marine electronics for long as well as short voyages across the sea. The electronics primarily need to be water-proof for better performance in aquatic conditions. Electronics can easily get damaged while coming in contact with water. But most marine systems are water proof. Another aquatic factor determining the selection is the saline-resistance. Sea water is saline and the salt content can greatly affect the performance of the systems. They need to be resistant to the saline affect as well.

* Back Up

Marine voyages thrive on good back up provided by quality boat battery chargers. These chargers are important for long voyages and provide the necessary back to the battery to provide power to boats and yachts for a longer period of time.

* Ruggedness

Marine electronics need to be rugged and adaptable to any wear and tear. Most sea voyages are not smooth and there are dangers of high tide and storms. Hence, the systems need to be sturdy and rugged with the right outer covering made of strong and water-proof material.

For refining your search for quality and efficient marine electronics, you can visit Marine Electricals and Electronics

Finding The Right Ski Boat Online For Sale

Finding The Right Ski Boat Online For Sale

You can’t beat a nice hot summer’s day with the spray in your face and a fast boat beneath your feet – unless it’s a fast pair of skis under your feet! Water skiing has been around for over 80 years now since Ralph Samuelson of Minnesota first tried a pair of snow skis and a rope attached to a boat.

To ski on water you not only need the right kind of skis, but also the right kind of boat. A good ski boat should have small wake and have nippy maneuverability and turning capability, and in this case biggest is not best. The best skiboats have inboard engines although it is not cast in stone, and while many people ski using general purpose deck ski boats, the best are purpose built.

Australia has a variety of ski boats for sale since there are so many of them and quite frankly they tend to all be great boats. It would be easier to single out those slightly less fabulous than the rest than to pick the best, and you can’t go by price. Australia is a country popularfor water skiing, and they know how to build the right ski boats to do the job.

If we were to name a few, then of the popular skiboat ranges in Australia, Lewis must be amongst the most favoured, being one of the major ski boat builders in the world. Lewis ski boats are often found anyway popular for water sking, built by Australia’s oldest manufacturer.

A lightweight fiberglass ski boat for sale, the Lewis range have come along way from the earlier wooden hull. Even though the internal stringer system is normally made of wood, Lewis boats for sale are are fast and have the maneuverability need for a great ski. The 2280 and Revolution are typical of the Lewis range with their zippy Mercruiser engines that produce a small wake at speed for a smooth slalom ride, and nice big wake for wakeboarding at lower speeds.

Their well designed towers for wakeboarding can be pimped any way you like them, with speakers, lights and board racks. However, the disadvantage in a dual purposeski boat or wakeboarding vessel is that you can get a rougher ride on skis. It isn’t always ideal to have a dual purpose boat, but if you enjoy both sports then you should get enough performance from a good ski and wakeboarding boat to satisfy you. If it’s great performance you are seeking, then purchase a specialist boat.

Bayliner is another boat builder with very popular skiboats in the 16 – 22 foot range The Bowrider 205 is typical of a great skiboat with a 220 hp Mercuiser engine. This ski boat comes with storage area in the floor for skisand great sound system from its stereo controller that allows you fit a a number of different sound systems. Building boats for over 40years Bayliner has the experience to know how to build good boats. These boats are quality, and respond to the helm perfectly. With rapid acceleration, they can also turn on a cent piece, and are perfect for skiing.

Crownline boats are for the boating enthusist that likes a bit more power. These boats exude class and quality, and the Bowrider 240LS is great for skiing. You can choose your colour and your Mercedes engine up to a maximum 425 horse power. Add to that an optional fantastic Social Swim Transom® entertainment system, and a head with sink and shower, and this baby is great for all day fun. If you prefer a deckboat to a bowrider for your skiing, then the Crownline 252 EX has similar appointments with similar outboard engine, and a Sony Marine sound system as normal. Crownline may be a little more expensive but you pay for quality and one of the best ski boats for sale. Once more, though, they are multi-purpose and while very popular with the mid range ski boat skier they are not specialist ski boats.

For a championship specialist ski boat, then Skicraft might be the one you are looking for. Skicraft, based in Bayswater, have been manufacture championship skiboats since 1969, offering very reliable turning and maneuverability, but is also very safe. From the smooth and steady 202 to the new V-Drive eXV Skicraft are true competition boats. The ExV is an updated model of the popular eX2, with a good weight design allowing you to switch from wakeboarding to skiing with a turn of a switch.

Skicraft commonly build specialist boats, and the V-Drive is generally better for wakeboarding. However, wakeboarding boats for sale can be pricey because they have to be heavier to produce a good wake. With there own developed wake control technology, with Skicraft you can alter the size of the wake to swop between skiing and wakeboarding, and all at a price well below that of a purpose-built wakeboarding boat.

However, the boat that everybody is waiting to see is the new Mustang. Since being taken over by new owners, Mustang is back, and is going from strength to strength. Their most recent boat, still to be unveiled, is the Mustang 2008 430 Sports Coupe. How good this will be for ski boat we don’t know, but it is equipped with Volvo IPS 600 engines as standard, with 418 HP each so is going to be prompt enough.

These are among the more popular skiboat ranges around Australia, but there are many more and it would take several pages to do justice to even a fraction of them.

How To Choose The Right Winter Vacation Spot

How To Choose The Right Winter Vacation Spot

There are so many people that head out on winter vacations every year to either get away from the cold weather, get away from too many family dinners, or just get away. But with all of the beautiful winter vacation destinations out there, how do you pick the right one for your family to enjoy? It can be an overwhelming task, and one that you shouldn’t take lightly either. Keep in mind that if you pick the wrong winter vacation spot, you will have a disasterous time, yet choose the right one and your family will have the vacation of a lifetime. To help you determine where your next winter vacation should be, let’s go through some simple questions and tips to narrow down your choices:

1. Budget: This is the first area that you need to nail down when starting your search for a winter vacation destination. Know how much you have to spend and what you want to spend on your winter getaway and you can easily narrow down choices by knocking some more expensive ones off of your list. Plus, you’ll be able to determine how far you can travel and what type of vacation rentals and activities you can enjoy.
2. Family Likes & Dislikes: Yet another biggie. You don’t want to book a cruise when your family is afraid of water, so you need to know exactly what their likes and dislikes are when it comes to vacation activities and so forth. If you aren’t sure, it’s ok to have everyone sit down and talk about what they want to do and what they don’t want to do on your winter vacation. This way, you can narrow down your choices again by simply ruling out those areas where there are more dislikes than likes.
3. Activities: When you have a few areas in mind for your winter vacation destinations, check into what activities are around for you to enjoy at that time of year. For example, if you want to go diving, can you? If you want to go to amusement parks, are they open? If you want to go snow skiing, are the slopes good? There are so many factors that go into finding the right winter vacation spot that has the activities that you all want to do so make sure that you do your homework on this part of your winter vacation destination.
4. Accomodations: Now that you’ve narrowed it down a bit more on where you want to go and what you want to do on your winter getaway, let’s chat about accomodations. Resorts and hotels are going to be expensive as all getout during winter vacation peak times, so what do you do? Easy, you check into vacation home rentals in that area before you even consider booking anything else. Vacation home rentals can offer your family so much more that you would never get at a hotel – such as hot tubs, pools, video game consoles, private beaches, and more. Plus, you have your own kitchen to save on money from eating out constantly and you don’t have housekeeping knocking your door in at 7 am.

Once you have used these four simple tips to help you narrow down your winter vacation areas for your family trip, you should easily be able to pick between the few destinations on your list to ensure that youahve the best family winter vacation possible. When you’re ready to check out thousands of great vacation home rentals, ReserveMy Home offers some of the very best ones possible in all areas of the US and some beautiful warm island destinations. Don’t book your winter vacation until you have taken the time to really plan it out and find that perfect spot for you and your family.
